British tenant abandons Pattaya rental home in disrepair

A British tenant left a rental property in Pattaya in severe disrepair after abandoning the premises in late April 2025, according to the property’s landlord. The residence, located in Bang Lamung district of Thailand’s Chonburi province, was found damaged, filled with rubbish, and carrying a pervasive smell of cannabis, with indications of possible cultivation inside.

The property owner, 52-year-old Chudanat Penampipinyo, released photos and video footage online showing extensive damage both inside and outside the house. The home, which had been newly renovated and furnished before being leased, was discovered in a state of significant neglect. Various household items appeared broken or vandalised, security cameras had been intentionally blocked with stickers, and over ten large bags of waste were left behind.

Chudanat had rented the property in December 2024 to a British national, identified as Alexander William, and his Thai wife through a rental agent. Difficulties arose soon after the lease began, with reports that the tenant failed to pay rent punctually and accumulated unpaid utility bills for electricity and internet over a three-month period, leading to service disconnections.

Attempts to terminate the lease were made in March 2025, but the tenant refused to vacate the premises despite intervention from local police. Although he eventually agreed to leave by 30 April, he reportedly departed without notifying the landlord, leaving air conditioning units and electrical lights running.

Following the tenant’s departure, Chudanat lodged a formal complaint at Nongprue Police Station and submitted video evidence, photographs, contractual documents, and utility bills as part of her case. After sharing details of her experience on social media, other individuals came forward reporting similar encounters with the same tenant, though no previous legal complaints had been filed.

Chudanat has urged authorities to investigate the incident and locate the former tenant. She has called for greater scrutiny of prospective tenants, particularly foreign nationals, and recommended the implementation of stronger legal safeguards for landlords.
